Yes, there were nationwide changes in 2024 that affected how buyer representation and compensation are discussed and documented. Some of these practices were already common in Washington, while Idaho implemented additional updates in August of 2024. I am licensed in both states and help buyers navigate the rules specific to each market.
In many transactions, it is still very common for the seller to agree to pay the buyer’s agent compensation as part of the purchase and sale agreement. This is typically negotiated upfront and clearly disclosed in writing so everyone understands how representation is being handled.
That said, every transaction is different. How compensation works can depend on the property, the terms of the offer, and the agreement between buyer and seller.
