A porch built for the view

The first thing the listing points to is the shape of the house: an asymmetrical silhouette, a prominent front gable, a polygonal bay, and a wraparound porch. The listing says the porch frames far-reaching views across the rolling Palouse countryside, and the photos show why a buyer might pull up a chair.

Period details, still in place

Inside, per the listing, an entry foyer, formal dining room, expansive living room, kitchen, main floor bedroom, and three quarter bath fill the main level. The listing describes tall windows, hardwood floors, broad baseboards, deep corniced door casings, divided light French doors with brass hardware, and a brick hearth. It also says each room upstairs has its own scale and outlook and offers room for personalization.

The shop is the headline

Past the house sits the feature that sets this listing apart from most homes of its age. The listing describes an approximately 1,800 square foot detached shop that is heated and cooled, with in-floor radiant heat, 220 volt and 110 volt power, and a water softener hookup. It names a workshop, studio, vehicle collection, or equipment storage as examples of what it could hold. An oversized two car garage adds more storage.

A water tower and a working garden

The listing says a historic water tower structure offers about 1,000 square feet across three stories and preserves a piece of the property's agricultural past. Around it, the listing counts established garden beds, fruit trees, open lawn, space for animals, a storage building, and a newer, lightly used hot tub.

Where it sits

Garfield is a small Whitman County town on State Route 27. Jordan's Garfield area guide notes that the town's own chart lists about 25 to 26 miles and about 30 minutes to both Moscow and Pullman, and 58 miles to Spokane. The town says its population is roughly 600 and lists a library, a pool, and a compact downtown. Check a map for your own route and time of day.

Who would be looking

These are examples of buying situations, not a description of who should or should not buy. Jordan works with every buyer.

  • The tradesperson or restorer. A heated and cooled shop of about 1,800 square feet with radiant floor heat and two power types is already built, per the listing.
  • The collector. The listing names a vehicle collection as one use for the shop, and an oversized garage sits beside it.
  • The old house enthusiast. A 1908 build with hardwood floors, French doors, and a brick hearth, per the listing, suits a buyer who wants original character and is ready to personalize.
  • The gardener. Garden beds, fruit trees, and open lawn are already established, and the listing says there is space for animals.
  • The buyer relocating for work. A buyer with a job in Pullman or Moscow who is comparing small towns can use the town's own 25 to 26 mile figures as a starting point.
  • The investor. The listing says buyers may explore income producing possibilities, subject to zoning, permitting, and buyer verification. Nothing in the listing promises income.

The case for looking now

Nobody can promise what a market will do. These are the facts a buyer can weigh today, from PACMLS and Jordan's Garfield area guide, both as of October 19, 2026.

  1. The price has moved. The list price is $479,000, down $20,000 (4.0 percent) from the $499,000 asking price on August 18, 2026.
  2. A new roof is already on. The listing says a Malarkey composition shingle roof was installed in August 2026 with a 40 year transferable warranty.
  3. The combination is uncommon nearby. Pullman is the nearest large market. Of its 70 active homes, ten were built before 1920, and only two of those sit on more than one acre. The other eight are on lots of 0.2 acre or smaller.
  4. Garfield prices are visible. The Garfield guide shows 5 active site built homes listed from $260,000 to $569,000, with a median list price of $359,000. Four site built Garfield homes closed from June 3 through September 25, 2026, at $70,000 to $360,000, with a median of $252,500. With so few sales, one sale can move that median. At $479,000 this listing is above both medians, and this home's acreage, shop, and outbuildings are the reasons a buyer would compare it differently.
  5. The cost per finished square foot is easy to compute. $479,000 over about 2,400 finished square feet is about $200 per square foot. That figure leaves out the shop, the water tower, and the land.
  6. Days on market is a fact, not a promise. The listing has been active for 62 days. That is worth discussing with an agent, but it says nothing certain about what a seller will accept.

The bottom line

Whether now is the right time depends on a buyer's own budget, timeline, and lender. What the record shows is a 1908 house on 1.73 acres with a large heated shop, a water tower, and a garden, priced $20,000 below its original ask, in a town about half an hour from Pullman and Moscow.
