What steps do I need to take if I want to buy a home?

This can be done in person, by phone, or on Zoom, and it helps you avoid wasting time on homes that are not a good fit.
Step two is getting pre approved. A lender reviews your income, credit, and funds to confirm a realistic price range. A solid pre approval also strengthens your offer when you find the right home. If you do not already have a lender, I can share trusted options and explain how banks, credit unions, mortgage brokers, and online lenders compare.
Step three is touring homes and refining your search. We look at homes that match your goals, compare neighborhoods, and narrow your criteria based on what you like in real life. In a university market, we also pay attention to rental demand areas, resale factors, and how different seasons can impact choices and timing.
Step four is writing an offer with a smart strategy. I help you evaluate price, terms, timelines, contingencies, and how to position your offer based on the current competition. The goal is to protect you while still making your offer attractive to the seller.
Step five is the under contract phase. This is when inspections, appraisal, and the loan process happen. If issues come up, we negotiate repairs, credits, or other solutions when appropriate. Throughout this phase, I keep deadlines organized and help you make informed decisions.
Step six is the final walkthrough and closing. You confirm the home is in the expected condition, sign closing paperwork, and receive the keys. Then it is move in time.
