SPECIAL REPORT

GARFIELD, Wash., October 19, 2026. At the edge of town, a manufactured home with a wall of windows sits on nearly an acre of Palouse grass, with a shop, a greenhouse, and a line of sheds scattered behind it. The property at 201 S 10th St is a 1984 manufactured home on an owned 0.89 acre lot, with 560 square feet, one bedroom, and one bath. It is listed at $150,000 (MLS #296158). According to Jordan's Garfield area guide, the lowest list price among the five active site built homes in Garfield on October 19, 2026 was $260,000, so this property lists $110,000 below that mark. It is a different kind of home, and the comparison is only a way to size up the price.

The land is the headline

Start with the lot. The listing says nearly an acre gives a buyer room for projects, gardening, storage, and creative pursuits, and that the property sits within Garfield city limits. The listing also mentions open space and views. In the photos, the grass rolls back to a horizon of farm fields.

A small home with a plain floor plan

Inside, the listing describes an efficient 560 square foot home with one bedroom, a three quarter bath, forced air electric heat, and laminate and vinyl flooring. A refrigerator is included. The photos show warm wood paneled walls and ceilings, a teal kitchen with a stainless refrigerator, and a living area with a sliding glass door that opens to the outside.

The shop, the sheds, and the greenhouse

This is where the listing puts its weight. It names a shop as a standout opportunity for hobbies, equipment, a home gym, or a creative space, and it also lists a greenhouse, multiple sheds, and a garden area. The photos show several outbuildings spread across the lot, including a yellow building with a lean-to and a green arched shed. The listing does not label each building in the photos, so a buyer should ask Jordan which is which and what condition each is in.

Where it sits

Garfield is a small town in Whitman County on State Route 27, between Palouse and Oakesdale, according to Jordan's Garfield area guide. The town's own chart lists about 25 to 26 miles and 30 minutes to both Moscow and Pullman, and 58 miles to Spokane. The guide, citing the town, says downtown has a grocery and variety store, a coffee and food shop, a custom meat market, and other small businesses, and that the town has a library and a pool. Confirm hours and drive times yourself before planning around them.

One detail to check: the listing shows public water and septic sewer. The town says it provides water and sewer service in general, so confirm the utilities for this lot with Jordan and the town.

Who would be looking

These are examples of buying situations, not a description of who should or should not buy. Jordan works with every buyer.

  • The hobbyist. The listing calls the shop a standout opportunity for hobbies, equipment, a home gym, or a creative space.
  • The gardener. A garden area and a greenhouse are on the listing's feature list, on a lot of 0.89 acres.
  • The commuter. A buyer working in Pullman or Moscow can compare the town's 25 to 26 mile figure, about 30 minutes by its chart, against what a lower price buys.
  • The buyer who wants a compact home. At 560 square feet, the house is small by design, and the listing calls it efficient.
  • The buyer who wants room to grow. The listing says an adjoining 2.31 acre parcel is offered separately, so a buyer can look at one or both. The listing did not show an MLS number for it as of today, so ask Jordan for the current details.
  • The hands on project buyer. The listing invites buyers to bring their ideas, and the photos show unfinished areas in one of the buildings.

The case for looking now

Nobody can promise what a market will do. These are the facts a buyer can weigh today, as of October 19, 2026.

  1. The price is steady. PACMLS shows a list price of $150,000 and an original price of $150,000, listed September 3, 2026. There has been no reduction.
  2. The entry price is low for the area. Jordan's Garfield guide shows 5 active site built homes with list prices from $260,000 to $569,000. This property is listed $110,000 below the lowest of them. It is a manufactured home on an owned lot, so it is a different product, not a like for like match.
  3. Sales are few. The guide shows four site built Garfield sales from June 3 to September 25, 2026, from $70,000 to $360,000, with a median of $252,500. With so few sales, one sale can move that median, so treat it as a rough guide only.
  4. The land and buildings are part of the price. A buyer weighing $150,000 is weighing 0.89 acres and the outbuildings along with 560 square feet of house.
  5. A second parcel is in play. The listing says the adjoining 2.31 acres is offered separately, which gives a buyer something to ask about while the property is active.
  6. Days on market is a fact, not a promise. The listing has been active for 46 days. That says nothing certain about what a seller will accept.

The bottom line

Whether now is the right time depends on a buyer's own budget, timeline, and lender. What the record shows is a small one bedroom manufactured home on an owned lot, nearly an acre of ground, a shop, a greenhouse, and sheds, in a Palouse town about 25 to 26 miles from Pullman and Moscow by the town's own chart. Private tours are by appointment.
