SPECIAL REPORT

PULLMAN, Wash., October 19, 2026. At the end of Jameel Court on Sunnyside Hill, the pavement stops and a grassy slope takes over. It is 2.56 acres of vacant land, listed per the listing page at $459,000 (MLS #296951), and it has something almost nothing else for sale in town has. Of the 63 active Pullman homes with a lot size on record in PACMLS on October 19, 2026, only five sit on lots as large as 2.56 acres. Those are homes, not vacant land, so this is context rather than a comparison. This parcel is vacant land, not a home.

Open ground at the end of the street

The listing describes a parcel nearly equal in width and depth, with ground that rises at the Jameel Court end and steps down toward the west. The listing says that shape sets up natural view sites. The photos show what that means on the ground: an open slope of mown grass, neighbors on the edges, and sky.

Seeing the lot from above

The aerial photo outlines the parcel in yellow. The listing marks the lot lines as for estimation only, so they are not official property boundaries. What the picture does show clearly is the setting: homes and a curving street along the edges, open ground in the middle.

The view is the product

The listing calls the view panoramic and pitches the site as a place for a very large homesite with sweeping Palouse views. The photos back up the idea of distance: long sightlines over rooftops to rolling hills and an open sky.

What the listing says to do with it

Most land listings offer one idea. This one, per the listing, offers a choice: keep the parcel whole and build one large homesite, or look at dividing it. The listing says the site is well suited to division and that the buyer should verify zoning, access, utilities, and the number of lots possible with the City of Pullman or other appropriate parties. This report makes no claim about what can be built or divided here. That is a question for the City.

A marked up plan in the photo set

The last listing photo is a marked up site plan with the parcel highlighted and estimated elevations noted around it. It is a photo of a paper plan, not a survey or an official document, and the listing does not explain it. A buyer should treat it as a conversation starter and ask for details.

Who would be looking

These are examples of buying situations, not a description of who should or should not buy. Jordan works with every buyer.

  • The buyer planning a custom home. A buyer who wants to design a home around a view, and who wants room around it, will find a lot of 2.56 acres unusual for a Pullman address.
  • The builder. A builder looking for a site with a view, per the listing, can study the slope, the street end, and the lot shape in the aerials.
  • The investor. The listing raises the idea of dividing the parcel. An investor would first confirm with the City of Pullman what is possible and at what cost.
  • The land holder. A buyer who wants to own acreage inside Pullman and decide later what to do with it will see what the lot features field lists: in city limits and a cul de sac.
  • The designer. Someone who likes working with terrain rather than a flat lot will note the listing says the ground rises and steps down to the west.
  • The buyer who wants to stay near town. The record shows an in town location, so a buyer who wants acreage without leaving Pullman has a rare option to weigh.

The case for looking now

Nobody can promise what a market will do. These are facts a buyer can weigh today, from PACMLS Pullman data as of October 19, 2026 (manufactured homes excluded) and the listing page.

  1. Acreage is scarce. Of 63 active Pullman homes with a lot size on record, the median lot is 0.21 acres. Only 5 sit on 2.56 acres or more, and 8 are on half an acre or more.
  2. Closings with acreage are rare too. Since April 17, 2026, only 2 of 124 sold Pullman homes with a recorded lot size had 2.56 acres or more, and only 3 had one acre or more (closings through October 16). Those are homes, not land, so they are context and not comparable sales for this parcel.
  3. The price per acre is a number you can check. $459,000 across 2.56 acres is about $179,300 per acre, computed from the listing page price. Land values depend on many things not in this record.
  4. The price history is unknown here. This parcel has no row in the PACMLS files used for this report, so this report states no original price, price change, or days on market.
  5. Days on market is a fact, not a promise. Whatever the number turns out to be, it says nothing certain about what a seller will accept.
  6. Autumn shows the ground. The listing photos show the slope and the open view. A buyer can visit in this season and judge the grade and the view in person.

The bottom line

Whether now is the right time depends on a buyer's own budget, plans, and timeline. What the record shows is 2.56 acres of vacant land on Sunnyside Hill with a panoramic view, in a market where few active listings sit on lots that large. Buyers should confirm zoning, access, utilities, and the lot count with the City of Pullman before relying on any idea in the listing. Private visits are by appointment.
